Barratt David Wilson Homes invites you to share your views on the proposals for residential development on land north of Beacon Lane, Sedgefield.
The proposals for residential development will comprise approximately 170 new high-quality homes ranging between 2 and 5 bedrooms.
We are inviting your views on the proposals via the online survey on the ‘Have Your Say’ page. This consultation will run from 17th January to 7th February 2025.
Nationally, the country is facing a housing crisis with decades of insufficient house building affecting affordability and the ability of people to find a suitable home in which to live. It also has had a knock-on effect in terms of preventing investment in other areas of the economy.

This also applies locally with recent revisions to the National Planning Policy Framework requiring Durham County Council to significantly boost the supply of new homes to meet current and future housing needs in the County. THE SITE
The site is located to the east of Sedgefield, north of Beacon Lane and south of Butterwick Road and comprises approximately 14ha of agricultural land.
Beacon Lane, which runs along the southern boundary of the site, is a byway which forms part of the National Cycle Network.
Sedgefield contains a wealth of services nearby which include shops, schools, GP surgery, pharmacy, sports facilities and pubs. Sedgefield is also served by multiple bus services that go to destinations such Middlesbrough, Stockton, Durham and Newcastle.

THE PROPOSALS
The proposals have followed landscape-led principles, and the layout has been influenced by a landscape appraisal of the site undertaken by SLR which has led to a landscape capacity concept plan (see above). This plan considers the key landscape features of the site, ensuring protection of the most sensitive parts of the site at the most northern and southern edges.
The proposals for residential development will comprise approximately 170 new high-quality homes ranging between 2 and 5 bedrooms. The site will include the provision of bungalows to cater to the need for level access housing within County Durham.
There will also be 20% affordable housing delivered on site through both discounted market value and affordable rent.
The layout has therefore been shaped by these principles, which has in turn identified the developable land and a Framework Plan has been produced (see above). This plan identifies development parcels, a preliminary road pattern and street hierarchy, SuDS and both amenity and natural green space. Children’s play provision will also been provided on site.
The scheme has been designed to prioritise pedestrian and cycle connectivity along both Beacon Lane and Butterwick Road via new footpaths and a continuous shared pedestrian and cycle link though the site. This will connect into the National Cycle Network to the south of the site.
Barratt David Wilson Homes are also exploring further improvements to existing routes and will be conducting a walking audit to ensure that routes are safe, well lit and accessible for all.
